Drafting for New Homes

Good Living Designs provides a residential design and drafting service that gives you peace of mind. The software used to generate your design creates a 3D virtual model that allows you to see the home or renovation before you commit! Seeing is, after all, believing.

Concept Phase

This is the time to dream big! You can bring me your sketches, however rough or detailed, or if ideas are not your forte, come and chat about your lifestyle aspirations, and I will create some options for you to consider!

During the concept phase of your project, we will comprehensively discuss your ideas, lifestyle, and preferences in terms of design features and materials. I will create a preliminary design and provide you with 3D images and a virtual tour of your home. This can include modelling the actual size of your furniture and experimenting with your chosen colours and materials in many cases.

​

The 3D model also allows sun studies, as it records the latitude and longitude of your property, allowing you to see where and how far the sunlight will enter your home at any time of year.  This takes all the guess work out of achieving a great solar passive design!

 

Council Approvals Phase

Once you are confident with your chosen design, plans will be fully drafted in consultation with your builder to meet council requirements, which may include planning and building licenses. We can fully manage this process, or just provide the required drawings.

Plans also need to have an energy rating, and this service is included by Good Living Designs, ensuring that you will meet or exceed the required star rating without nasty surprises after the design phase! All homes are designed with energy efficiency in mind and will get a certified NaTHERS energy rating.

These structures add value to your property and potential rental income. With housing shortages across the state they provide a perfect solution to allow either the independent living of  other people or assisted living for those who need your support.

From April 2024 the State Government is relaxing regulations around these structures to encourage their construction. These relaxations include the removal of the need for Planning Approval,  removal of minimum lot sizes and the removal of the need to provide extra parking bays for many localities. 

 

Building Approval is still necessary.

A good design also considers life cycles and budget. It is possible to design homes to build in stages as your family grows. This allows young couples to reduce debt, by building as their wealth grows, in a planned way does that not leave their home looking like it is full of afterthoughts.
